The Carbis Bay Garden House is a reverse-level coastal house just outside St Ives in Cornwall, with the kind of layout that maximises a view — the open living space sits up top, taking in the bay and rooftops. Eight people, four bedrooms, three bathrooms. A tiered patio garden steps down toward the coast with a private hot tub set within it. Carbis Bay Beach — soft sand, calm waters — is less than half a mile down the path.

St Ives itself is two miles away. The Tate St Ives at 2.5 miles, the Barbara Hepworth Museum and Sculpture Garden at 2 miles, Porthmeor Beach the same. The St Ives Bay Line trundles between St Ives Station (2 miles) and St Erth (5 miles) with some of the most scenic coastal views in Cornwall along the way.

Interior +

Entry is on the main level, where a generous kitchen sits flooded with natural light — contemporary, with everything needed to cook with local produce. A cosy snug sits off it as a quieter space for evenings, alongside a family shower room.

Downstairs, the spacious lounge features quintessentially coastal hues — soft greens and blues that blend with the views beyond the patio doors. The patio doors open out for sundowners on a fine evening; the balcony catches the sunsets. Further down on the lower ground floor, four bedrooms: a super-king with en-suite shower and balcony terrace, two king-size zip-and-link bedrooms (convertible to twins), and a king-size. A family bathroom and shower room serve them.

Upstairs again, the first-floor dining room sits above the rest with rooftop and sea views — a delightful spot for breakfast, surveying the day before deciding which beach to head to.
